St Lukes Gardens is a large residential complex located next to the Mount Albert Grammar School and opposite the Westfield shopping mall. It is made up of 7 Blocks, containing 280 units. The complex was identified as having weather tightness and structural defects that required remediation several years after completion.

St Lukes Block 27 is the first in complex to undergo remediation and is also the largest in the complex. It consists of three, four storey interconnected buildings and fifty three units with basement car parking.

Form was initially involved through and Early Contractor Involvement (ECI) contract to assist with the scope of the remediation required, this led to the negotiated procurement of stage 1 consisting of three blocks, Block 27, Block 19 and Block 15.



The project required extensive demolition work, involving a complete re-roof, replacement of 90% of the external timber framing and 75% of the existing internal partitions. The existing structure was then surveyed and reinforced where deficiencies were found.

The remediation and rebuild has required a close and collaborative relationship between the client and Form to ensure the work progressed as the design developed, while accommodating the tenant’s unique requests and various additions to be included as their homes were repaired.

The exterior precast panels now repaired, have been fully wrapped in a Trespa façade system installed to address the weather tightness failures. The apartment internals have been fully painted, tiled and carpeted and are beginning to look virtually new ready for reoccupation later this year.



Working closely with the client since the early stages of design Form have been able to assist with buildability issues and sequencing to allow for a developing design and to then carry this design forwards for the future blocks. Through Form’s flexibility in working through the initial hurdles involved with it being the first of many blocks to be repaired, Form has now given the client the tools and solutions to deliver the balance of the project more efficiently.
