THE BRIEF

Rose Road Apartments are being developed on upper Rose Road connecting Ponsonby with Grey Lynn Park. The developer is undertaking a build to rent model with 57 apartments distributed over 5 levels of apartments. Two ground floor commercial tenancies and a 2 level basement parking sub-structure complete the project scope. The apartments will be mixed 1-2 bedroom and studio apartments, including larger apartment living on 6th floor. This was a competitively tendered project procured as a fixed price lump sum.

 

THE BUILD

The project required demolition of three 19th-century villas, reconfiguration of a deep public sewer and bulk ground remediation. A watertight basement box 6m below street level was formed within perimeter piled retaining walls and under stringent resource consent constraints. Innovative temporary work design enabled Form to execute the basement build using a combination of top down and bottom up methods within a logistically challenged urban site. The superstructure uses a combination of precast panels, structural steel and pre-stressed flooring. A number of transfer structures are introduced within the structural frame in order to maximise the developable area. The building envelope includes integrated Juliet balconies with sliding door sashes, fluted precast panels and composite cladding. Form will compete turnkey fitout of the apartment spaces and will provide a base building scope to the commercial tenancies.

 

THE OUTCOMES

Initiatives undertaken by Form enabled client savings in piling and temporary works to economically develop the basement space. Structural and Architectural design reviews resulted in enhancements that improved overall buildability.

Form managed specialist façade design to support the client’s stage 2 building consent application and subsequent approval. Working with Auckland Transport Form were able to orchestrate a series of substantial construction activities within the public realm and with the highest standards of presentation and safety. The project team at Form worked collaboratively with the client engaging in principles of open communication which facilitated excellent stakeholder relationships. The site team are currently undertaking the 7m deep public sewer diversion and will shortly mobilise a 35T piling rig to commence perimeter retaining structures.
