Rose Road Apartments, located on upper Rose Road connecting Ponsonby to Grey Lynn Park, were developed under a build-to-rent model. With 57 apartments across 5 levels, the project includes 2 ground floor commercial spaces and a 2-level basement parking substructure. Apartment offerings range from 1-2 bedrooms and studios, with larger units on the 6th floor. This competitively tendered project, secured as a fixed-price lump sum, involved demolishing three 19th-century villas and reconfiguring a deep public sewer, necessitating substantial ground remediation.
Innovative construction techniques were employed, creating a watertight basement box 6m below street level within piled retaining walls, navigating stringent resource consent constraints. The superstructure incorporates precast panels, structural steel and pre-stressed flooring, optimising developable space with transfer structures. As the developer, Form implemented initiatives resulting in client savings in piling and temporary works to economically develop the basement space. Structural and architectural reviews enhanced overall buildability.
Form managed specialised façade design to support the client’s stage two building consent application and subsequent approval. Collaborating with Auckland Transport, Form was able to orchestrate a series of substantial construction activities within the public realm, ensuring alignment with Form’s high quality safety and presentation practices.
