THE BRIEF

A major apartment remediation, with all 57 apartments being included in the process. The need for remediation stems from issues relating to deteriorated structural steel, and weather tightness around cladding, decks, podium platforms and the basement.

THE BUILD

Form were engaged in a competitive tender process in November 2016 and the contract was awarded in October 2017. The entire apartment building was affected. A new paint system was applied to the structural steel, along with new aluminum joinery, aluminum curtain walls (to enclose the current open breezeways), new exterior claddings and interior linings where required. The new water prooﬁng system was overlaid with Outdure decking supported on suspended rails over deck jacks.

THE OUTCOMES

Project works revealed signiﬁcant changes in scope and programme duration. These were dealt with and communicated in a timely and efﬁcient manner with the project team. By staging the reconstruction, issues that were exposed in one area were worked through and resolved, and applied more efﬁciently to later stages. Collaboration was vital to progress and the body corporate team were kept in the communication loop during the entire process.
