What is the first step of building a home?

If you have a site already, then consider booking a site appraisal report with us. This is an exercise where your site is measured up and all aspects of the site are taken into account that may affect or constrain what can be done with the site. You will receive a report and the information gathered will be directly applicable to the next stage of your project.

How much do your homes cost per square metre?

You are in total control of your budget and Form will work within your set budget. Building costs today vary greatly, say between $1,200 and $4,500 per sq m. The difference being determined by many different factors including materials you choose, design, difficulty of construction on your site, etc.


Part of the preliminary design phase is to take you through a process that will help you start to define some of these key factors so that a narrower range can be determined and presented to you.

How long does it take to build a home?

This would depend on the size and the complexity of your design.


A moderately complex home measuring around 450 square metres would take approximately 6 months to complete.

The preliminary design process will take you through a complex questioning system designed to extract from you, and those you choose to involve, aspects of your dream home that are most important to you.


To get started on this journey, simply complete our “Preliminary Design Questionnaire.  This will form a record of some of the more basic things a designer will need to know. It will also serve as a handy record of your basic requirements that you can choose to take along to any designer that you prefer.

Will you build from my plans?

Good design is the key to success in property development. While we are more than happy to work from your designs, we would also offer our expertise on making modifications to enhance your current design, should you need it.

Can you design our dream home?

Yes, Form will get to understand your requirements and aspirations and help you choose the best Architect for your needs. Form has a close business relationship with a number of Architects and our systems will assist you in ensuring the design process achieves a great outcome as well as set the construction process up with minimal fuss.

Yes, and Form will assist you in attaining one.

If we hire Form to build our home, will your company actually do the work?

Yes, your project will be assigned your personal Project Manager and a team of Craftsmen and Carpenters will do the bulk of the building work. Preferred product and service providers will be subcontracted for specialist tasks throughout the project and these people will be managed by the Form team
