THE BRIEF

Otumoetai College required works to their action centre, including structural strengthening and watertight remedial works. The action centre is made up of a gymnasium, dance studio, weight and changing rooms, and a mezzanine.

THE BUILD

The build started with the demolition of the existing squash courts down to ground level. The building was plastic wrapped for the duration of internal works. New structural steel was installed in the walls and roof with steel bracing installed where required to bring the building up to the new code requirements.

A new concrete block squash court was constructed along with a mezzanine floor to house the cardio machines and the installation of a 2 storey high climbing wall. General painting and new floor coverings completed the refurbishment.

THE OUTCOMES

The original scope was for the works to be undertaken in two stages and allow for the school to utilise the facility during the construction phase. However, by undertaking the work in one stage the overall build timeframe was reduced from 42 weeks to 27 weeks.

During the deconstruction phase a number of areas were exposed where further structural upgrade works were required. This work was undertaken and managed within the overall programme timeframe with the aim to have the facility ready for use by the school at the beginning of Term 1 2017.
