Registered Master Builders Awards: Property Review: A high level of detail has been incorporated with the inclusion of these special features not normally included in light industrial buildings. The reception and office areas are fully air-conditioned with temperature controls at several points around the building. The air-conditioning units are placed out of sight so as not to detract from the clean lines. Special attention to sound proofing between floors and rooms has been given with the use of a suspended gib ceiling system and R30 Batts while all round double glazing provides a super quiet environment for its occupants. Modern automation provides keyless entry and controls access to all parts of the building while providing the ability to track who and when people have accessed different areas of the building. The system also runs with a power kill capability shutting down all equipment, lighting and air-conditioning in the building once the alarm has been set. This will assist in saving energy. A wash down bay and waste water collection system has been incorporated to the rear of the site. The system will give a complete and contained area to wash down where waste matter is separated from the water. The waste is then channeled into the sewer while the water into the storm water system. A fully equipped kitchen has been installed in the staff room, including waste master, dishwasher, microwave, oven, hobbs and extraction system. This not only provides creature comforts for the team, but assists with catering when an event is held on site. Additional toilets and a shower also helps support a large number of people on site during a function. A high quality two pot paint has been sprayed onto all joinery internal frames, frames and all trim. This was chosen not just for the extra durability, but also to showcase to clients the difference between different finishes that they can have in their new homes. Savings were made by utilising black vertical colour steel for the cladding of the rear of the building behind a horned block wall. Tilt panel concrete slabs have been utililised along the side and rear boundary to form the back of the workshops and create excellent separation and fire protection from the neighbouring property. Form also anticipates above average continual growth and the working environment had to cope with this demand for more space into the future. The building is constructed in such a way that it provides for a high level of flexibility in use so that the owners had the opportunity to easily let part or all of the premises should the need arise. The building has a top level fire rating (Level 4), the two units are completely self contained and the units are very serviceable with low maintenance Ali Clad, colour steel and concrete construction. The timeframe for the construction of this facility was four months. This was tight so that the Form team could move in prior to Christmas. The project was completed on time with the team moving in on 15 December 2007 and to budget. Tribute must be paid to the project management team and the group of subcontractors that delivered on agreed deadlines, and yet still meeting the quality targets demanded.
