Working Drawings – the plans the way the builders need them
The builders need the detailed working drawings to construct your new home just the way you’ve asked. All the design elements are brought together with engineering and building technique considerations. Any technically challenging issues will have been resolved at this stage and the working drawings will detail the proposed build solution.
Design Engineering – essential for custom designs
For custom designs a qualified structural engineering report is needed to verify the working drawings for structural integrity. Typically, the more complex the design, the longer it will take for an engineer to verify and amend the specifications. Usually your designer controls this process and amends the working drawings if asked by the engineer. Your designer works with the engineer to ensure your new home is structurally sound and utilises the most modern techniques and best materials. The structural engineer’s input is crucial, as it verifies the structural integrity of the design prepared for you.
Building Consent – needed before we start to build
The local council checks that all plans and specifications comply with all building regulations before construction begins. This process usually takes four weeks and no building can start until the consent is issued. The more complete the plans are when first submitted, the less time required for their processing.
