Concept Plan – The artist puts pen to paper
We start concept diagrams and rough sketches. We determine the general layout, form and overall appearance of both the home and the environment. Sketches, drawings and study models are prepared to help evaluate the ideas and concepts and set the final direction for the design. At the end of this process we design feature elements like stairs, cabinetry, fireplaces and built-in furniture. Drawings are prepared for the important technical details. Plans, elevations and sections through the house are developed. These technical details are put together into a “Concept Plan”. We re-work the Concept Plan until you are completely happy with it.
Preliminary Concept Design – The first plan drawing
Your site plan, floor plan, and all elevations are drawn. They can then be viewed in 3D and you’re given a copy to take home to your friends and family. Now the construction scope, budget and schedule is developed. If the design brief doesn’t meet with your budget, we work with you to alter the plans until it does. When you’re happy with the estimate, you sign your approval to proceed.
Working Concept Design – the blue print and detailed technical drawing
It’s now time to prepare construction documentation. That means translating the design into the technical language of the contractor. Working drawings (blueprints) and specifications are prepared. These detail all materials, where they will be used and how they’ll be installed. Light fixtures, plumbing fixtures, and finish materials (tile, carpet, paint colours, etc.) are selected.Once you’ve approved the final plans, your architect completes the working drawings, fine-tuning such details as window openings, materials and room sizes.
Living Concept Design – getting the look you want inside and out
At this point, you’ll meet with your interior and landscape designers. They will assist you with the process of creating a living design that reflects you. This is an enjoyable phase of the project, but there can be difficulties. You’ll be helped through some of the tricky decisions. For example, what appliances you want, what colours appeal, what ornamentation you require, and so on.
Final Concept Design – time for you to give the plan the big tick
You now check over the complete concept design for your new home. Be thorough here. Changes made after this point can cost valuable time and money. Agreements are prepared and signed so that the project can proceed to “Working Drawing” stage.
Landscape Design – getting down to garden detail
Your landscape designer now develops your detailed landscape design. The general themes have been decided in the Living Concept Design step. Now it’s time to turn these ideas into a plan with sufficient detail allowing work to be carried out accurately and efficiently.
